Detailed technical drawings and in-house structural calculations are produced together, typically within 2–3 weeks of the design being agreed. Drainage, structure and key details are resolved before builders price the job.

Do you need planning permission for a home renovation?
Often not. Most internal renovation work, such as new kitchens, bathrooms, rewiring, replastering or moving non-structural walls, doesn’t need planning permission. External changes and protected buildings are where the rules apply.
As a general guide for houses:
Internal works: usually no planning permission is needed, unless the building is listed.
Like-for-like external repairs: replacing windows, doors or roofing with similar materials is usually permitted development.
External changes: new or enlarged openings, different materials, render or cladding, and front elevation changes may need planning permission.
Listed buildings: listed building consent is needed for almost any change, inside or out, that affects the building’s character, including internal walls, fireplaces and windows.
Exceptions: flats and maisonettes have more limited PD rights, and conservation areas and Article 4 areas restrict changes such as replacing windows, doors and front boundaries. Much of South-West London falls into these.
Structural alterations, new electrics, replacement windows, drainage and thermal upgrades usually need building regulations approval, and work on shared walls may need Party Wall notices. We check your property’s status at the start, and advise whether planning permission, listed building consent or a lawful development certificate is the right route.

Not always. Many single storey extensions fall under permitted development. Larger, double storey and side extensions, or homes in conservation areas or flats, usually need planning permission. We'll confirm the right route for your property.
